The First Real Condos in Granada, Nicaragua, Available Now!

Granada, Nicaragua’s most picturesque and popular colonial town, is a favorite of expats and the Managua middle class. In fact, Granada has become so popular that the most obvious and affordable residential options -- old buildings near the center of town for renovation -- have either all been snapped up or priced into the stratosphere.

What’s a person who wants decent, reasonably priced digs in Granada to do?

I’m happy to tell you about Condominios de Xalteva, the first true condo development in Granada.

Carefully designed by renowned Nicaragua architect Gabriel Urcuyo, Condominios de Xalteva is a collection of eight two-bedroom, two-bath units within walking distance of the historic Parque Central in Granada.

The Xalteva condos are arranged in four ground-floor and four second-floor units that share a pool, patio, palapa and private parking, all with 24-hour security. Units are 98.51 square meters (1,060 square feet) including private rear patio, and have a lock-out feature on the front bedroom for separate use.

All units have tiled floors throughout as well as tiled bathroom showers. First floor units have exposed beam ceilings, and second floor units have caned ceilings in the local style.

Kitchens in the units feature wood cabinets and tiled counter tops. All come with three remote controlled wall-mounted air conditioners, and are wired for cable television and internet connections. The project has a backup water system, and optional backup power system is available (a great feature in Nicaragua)!

For all this, in the red-hot central Granada market, a price tag starting at $167,500 is almost unbelievable.
