Dear Reader,
Two months ago, I told you how you could lock down a lot in Orchid Bay, Belize, with interest -free finance and monthly payments of just $600.
Today, I’m writing to you about one of these lots. I’m here in Orchid Bay. To my amazement, one of these lots is still available. I’m standing on it. It’s the last unsold lot in this Ceiba Horsefield phase. At 1/8th of an acre, these lots are not huge. You might even think they are a little on the small side. Maybe that’s why this lot is still available. But the size of these lots alone doesn’t give you the full picture. Let me explain.
Directly in front of this lot is the five- acre Ceiba Horsefield. Rich and pastoral, this will be home to Orchid Bay’s equine residents. These five acres will feel like your front yard. But you don’t need to worry about mending fences or maintenance. The community takes care of this.
Directly behind me and to the rear of the lot is rich, vibrantly green jungle. It will stay this way. The Ceiba lots back onto a preserved area. My guide through the jungle told me of the battles locals have on this lagoon with barracudas that match them in weight (and exceed them in strength!). This Ceiba lot gives you the best of both worlds. A small area to maintain… with an unbeatable price tag. But, at the same time, you are surrounded by open spaces that will feel like your front and back yard.
You are a gentle stroll (or quick golf cart ride) to the community waterfront and beach area. A stroll you will savor. This project doesn’t have a grid design. You won’t stroll from your lot to the beachfront restaurant in a straight line. You’ll weave your way through your community…taking time to smell the orchids as you ramble.
The school of architecture behind this style of development is called “new urbanism”. It’s designed to foster a sense of community, with central plazas and communal areas to attract and keep neighbors together.
I first visited Orchid Bay five years ago, when heavy machinery was cutting roads through the jungle. Today, the first residents have moved into their beachfront casitas…five houses are under construction…and the site for the first condo building is being cleared.
A new beach is taking shape in front of the site for the new condos. This is in addition to the existing beach and dock.
The new restaurant is complete and being used by private groups. This is where I had lunch with Orchid Bay’s developer, Ari Kahn, and the design vision behind the project, Phil Hahn. These guys have done well. Really well…in such a tough market. The project has moved steadily forward. I felt proud for them, seeing how far Orchid Bay has come.
Prices are set to rise in the coming months as more residents move in and the community becomes alive. But right now, you can buy this last Ceiba lot for $39,000. And it still comes with financing.
Here’s how the numbers play out. You pay $1,000 on contract signature with another $9,000 payment to follow shortly afterwards. Your monthly payments are $600 (for 48 months). In fact, this is even better than interest-free finance, as your total payments come in a shade under $39,000.
It’s difficult to get finance in Belize. If you can, you will likely pay 12% interest. That makes this an even better deal than it might appear at first glance. Developer Ari Kahn is standing by to send you a full information pack.
If you want to build a little home on this site, good quality build costs are $90 per square foot…or up to $125 for high quality finishes. There is no minimum home size. The folks at Orchid Bay will build you a 998 square foot home for $89,820.
That’s $128, 820 for your home and lot if you decide to build.
