As a reader of these dispatches, you may have read some of my previous alerts on Los Arboles de Tulum, a project located on Mexico's Riviera Maya. Here, fellow readers bought five-acre jungle lots last year.
As of January 1st 2011, developer Greg Schnurr's project moved to its next phase--home construction and building the community center. Greg is doing the right thing to make sure Los Arboles isn't a project of empty lots. He's building a community that he can feel proud to be part of.
And he is just putting the final touches to his new designs for home and lot packages.
To remind you(and for readers who are new to the Pathfinder Alert),Los Arboles de Tulum is a development of 221 five-acre residential lots, and 10 commercial lots, set in 1,200 acres of pristine jungle. Your back yard is home to hundreds of species of flora and fauna.
The concept is eco-friendly. Each lot is completely off-grid. While pre-approved low decibel generators are permitted, your power will mostly come from the sun and the refreshing breezes that blow above the tree line.
Roads meander and branch around endangered and rare trees, and all stone curbing is built by hand from stone recycled from the site. Greg's environmental consultants have designed this residential project to have a community feel...yet preserve 95% of the virgin jungle. Fifteen acres of nature trails weave their way through the project. As you walk to the community center on the country lane, you see toucans, deer, foxes and many species of exotic birds and butterflies.
Of your five acres, you can improve 1,000 square meters (0.25 acres). Up to 30% of this can be used as a footprint for your home. The rest can be used to build a pool or maybe a meditation platform. I visited one of the homes under construction that used a natural cave to form a mini-amphitheater.
The 1,000 square meters you improve doesn't have to be square or symmetrical--as long as it's contiguous. This gives you flexibility to use the natural caves and rock formations as a feature. The rest of your site is to be left completely raw. This (and a 12-meter height restriction) will guarantee privacy from your neighbors. Despite the height restriction, you can still get above the tree line. Here, the breeze is fresh and the views across the jungle stunning.You can use rock and stone from your site to finish your home.
While this is an "eco" project, it doesn't mean you have to make sacrifices. You can see this in the homes currently under construction. You don't have to use smaller appliances, for example. Your energy just comes from the solar panels on your roof or your generator in times of peak demand. Seven homes are under construction right now.
The plans call for a community center with clubhouse, including a mini outdoor theater for shows.
This deal gives you the best of both worlds: A large private lot in an eco- friendly community...but Tulum's beaches (and other activities like caving, historic sites and diving) on your doorstep.
Of course...there's flexibility...and you can customize. These home and lot packages start at $314,000.
