Can You Pass Up This Invitation?

Dear Reader,

Rancho Santana is Nicaragua’s premier beachfront community. In fact, it’s the one of the finest communities you’ll find along the Pacific Coast of the Americas.

Last year was a big year at Rancho Santana. They updated the clubhouse. Construction began on the Seagate Condos…and later in the year, they delivered the first units. They invested a seven-figure sum in heavy machinery, and established an onsite construction team to make the construction process as seamless as possible for homeowners.

2009 was Rancho Santana’s most successful year ever in property sales. They had their best year ever while many developers struggled. When times are tough, the cream rises to the top!

This year is another “game changing” year for Rancho Santana. Phase 1 of the Seagate Condos has been delivered. All but four of them are sold. The next big project for 2010/2011 is a new clubhouse.

As I write, work on the clubhouse is underway 24 hours a day. At night, work continues under specially erected lights. (Click here to see the design for the new clubhouse). Delivery is slated for late spring next year.

Views will be optimized by the large terrace that wraps around the clubhouse. The indoor bar and lounge area, with Spanish-style arches, will make the perfect spot for watching Santana’s spectacular fiery-red ocean sunsets, over dinner and drinks. The restaurant will make the most of quality, locally-sourced ingredients. The conference center will hold seventy-five people.

The furniture and wood finishes are being designed and manufactured onsite in a 10,000 square-foot wood shop. The developer wasn’t happy with the finishes that he could buy. So, he went out and brought the most highly skilled local craftsmen in-house.

I know and trust the developer. Rancho Santana is backed by International Living’s parent company. Investors and home owners include International Living’s founder Bill Bonner and his top executives. They spend as much time here as their schedules allow. They have the resources to follow through on their commitment.

In fact, they want to spend more time here. So do the group’s publishers. That’s why a conference center has been included in the plans for the new clubhouse. The conference center will facilitate groups of up to 75 people for seminars and retreats. Publishers will use this facility for internal brainstorming sessions and for retreats with their VIP members.

The resort is buzzing with homeowners and visitors. The rental market here is already strong. Year-round conferences will give the rental market another boost. Before the Seagate condos were delivered, Rancho Santana didn’t have enough beds to facilitate groups like this.

According to the Forbes 2009 Retirement Guide, “Rancho Santana is simply stunning”. If you’ve been reading these dispatches, you didn’t need Forbes to tell you this. You’ve been hearing it from me (and International Living) for years now. Point is: the world is catching on. With good cause.

Along Nicaragua’s southern Pacific coast, known as the Pacific Riviera, you’ll find rocky outcrops and pounding surf. You’ll find white-sand beaches perfect for swimming. Although frequently compared to the coast of Southern California, this doesn’t do Nicaragua’s Pacific coast justice in my mind. It’s much more dramatically beautiful.

Northwest Costa Rica and southwest Nicaragua both share the same climate, the same stretches of pristine beach, and the same rocky outcrops. They share many of the same cultural traditions, too. In fact, the Costa Rican province of Guanacaste was part of Nicaragua in the 1800s.

In the 1980s, this part of Costa Rica led the charge in attracting North American retirees and holiday makers. Their marketing machine created “Brand Costa Rica”...one of the most successful country marketing campaigns the world has seen. Real estate values increased exponentially. Today, a half-acre ocean view lot on Costa Rica’s northwest Pacific could set you back as much as $600,000.

But cross the border into southern Nicaragua and $52,960 buys you a half-acre ocean view lot here at Rancho Santana.

Rancho Santana is set in a secluded 2,700 acres of pristine forest, green valleys, and sandy coastline along the stunning Riviera Pacifica, just 50 miles north of the Costa Rican border. Whether you’re looking for a retirement home, a vacation home in a tropical paradise, or you want to leave your old hectic lifestyle behind permanently, Rancho Santana can make your dream an affordable reality.

Moreover, at Rancho Santana you’re buying into a well-established community. More than 50 luxury homes have been built, and the Seagate condos are complete. The options for recreation here are nearly limitless. There’s something for just about every taste…from hiking or horseback riding through the lush surrounding nature preserve (there’s a fully-staffed stable with horses on site)...to just lazing an afternoon away poolside, or pampering yourself at the spa. There’s a workout center, and tennis and basketball courts, too.

Though the hectic-paced lifestyle you left behind may seem a world away from this tropical paradise, you definitely won’t be cut-off from your friends, family, or business back home. The property has Direct TV service, wireless Internet, and its own cell phone tower. Rancho Santana offers every modern comfort.

Rancho Santana has over three kilometers of spectacular Pacific coastline and, tucked between dramatic rock formations, five sandy beaches (one rose-colored), where you can enjoy the sand, sun, and surf away from the crowds.

This stretch of the Pacific is also known for its spectacular wave breaks that attract surfers from all over the world. The kind of waves you see curling on the covers of surfer magazines. You’ll often find homeowners and guests paddling out to catch the next set of waves, practically right outside their front door.

This is a place you need to visit.. I’m visiting and staying next month…and also in January. I just can’t pass up an invitation to spend time here.

I strongly urge you to visit, too. Next month Santana hosts their last chill weekend of the year, from December 8th-12th. You can take advantage of this trip to check out the amenities, the clubhouse, the view, the roads, the location, the climate, your would-be neighborhood…whatever is most important to you. To ask all the right questions about owning a property here. To kick back, relax—and enjoy the Santana lifestyle. Request your itinerary here.

P.S. I strongly urge you to visit before the new clubhouse is complete. Prices are set to rise as Rancho Santana establishes itself as one of the finest resort communities in Central America.

Pathfinder is in the business of recommending a wide range of real estate and relocation services from developers and lawyers to real estate agents and tax specialists, to name but a few. Pathfinder requires developers to meet basic criteria before bringing them to you. However, any vetting we do on projects or professionals should not be construed as a guarantee by Pathfinder. Remember, the value of your real estate purchase can go down as well as up; there are no guarantees that property values will rise.

Pathfinder is not responsible for the management or delivery of chill weekends. We bring these to you for informational purposes on behalf of our developer and broker partners. As with any other overseas trip, we advise that you purchase travel insurance. We always recommend strongly that buyers perform their own complete due diligence, use a qualified legal professional to help with real estate transactions and purchase title insurance. Should a reader decide to purchase a property from one of the developers/real estate agents Pathfinder covers, Pathfinder will receive a fee from the developer or real estate agent.
