This coast's soft sand beaches are undeveloped and undiscovered...for now
Dear Reader,
Ecuador has 1400 miles of coastline. Almost four years back, on my first scouting trip here, I identified the country's best piece of coast, between Canoa and Pedernales. There was just one problem: it was a long, uncomfortable journey to reach this location.
But the Ecuadorian government had an ambitious three-part plan ...a new road to connect Quito, the country's capital, with this section of coast...an upgrade and widening of the entire coastal highway...and a new bridge at Bahia de Caraquez.
Two parts of that plan are already complete, and the third is almost finished. This stretch of coastline is now more accessible than before. But it still has some of the lowest prices in the whole country for beach- and ocean-front property.
Here, if you've got $108,736 to spend, you can own your own home, on a generous lot, in an upscale beachfront community.
And until March 1st, it'll cost even less.
The Finest Project in this Area
This area is naturally beautiful. Inland, the landscape is a fuzzy green relief map of dense foliage, with trees packed tight together, crowning the hills. On the coast, curved sandy inlets and ribbons of pristine beach washed by clear blue water give way to small bays with fishing boats bobbing on the ocean.

You won't find mega-malls or sprawling resorts here...
Just outside the village of El Matal you'll find Coco Beach Village. The developers, brothers Gary and Larry, didn't want a typical local project, with postage stamp-sized lots, and electric lines blocking the views. Coco Beach has just 66 lots set in 21 acres, right beside the beach, with underground utilities.
You don't have a busy street or big boardwalk separating the development from the beach. Instead, you can walk a few steps from your home and wiggle your toes in the sand. A thousand coconut palms dot the development. The protected hills at the back of the property provide a fresh green backdrop to the ocean waves washing gently on the shore.

This means a $58,500 budget builds you a 1,300-square-foot beach home in this private community. Your lot plus home comes in at $111,380.

This Coast is now more Accessible
This stretch of coast is very undeveloped. That's because it was hard to get here. But access has improved dramatically. A new highway linking Quito (Ecuador's capital) to Pedernales (on the coast) opened last month. The new road cuts the drive time from the capital in half, to around three and a half hours...and makes this section of coast the closest beach area to Quito. That should bring more locals here...as well as foreign tourists.
The bridge connecting Bahia De Caraquez to San Vicente opened last November. This means that you can now fly from Quito to Manta, and then drive up the coastal highway to this area. Before, you had to get a car ferry at Bahia. Some days, it only added a little time to the journey...but time it wrong (at low tide, or on public holidays), and it could easily add half a day to your trip. Today, you'll hardly notice you're crossing the bridge...it's simply another stage on your smooth, comfortable drive.
Come and See...For Free
So, this stretch of coast is now more accessible than ever before. And that means more mainstream tourists coming here...and realizing that this is the most beautiful piece of coast in Ecuador. They'll want to come back...and resort and residential developers will want to offer them someplace to stay. And when that happens, it will trigger a rise in property prices. You need to get here now...
