Perched above a white-sand beach and turquoise water, Tulum’s ancient Mayan ruins have the best seat in the house. The Mayans typically built their temples inland, in places sheltered from the storms that sometimes brush by. This is Mexico’s only Mayan ruin that sits on the coast. The view is that good. How could you blame them for building here?

I visit Tulum every few months. Each time I gaze open-jawed at the powder beaches and Caribbean Sea. I’ve come here with members of my Real Estate Trend Alert group, too. We’ve stayed at the Sian Ka’an condos, where some of the group had bought units. They’ve done well. Prices are up by 25% or so since they purchased. Finishes and build quality are top class.

Now, I am more of an investor guy that a yoga guy. But this is one project that investor guys who will never meditate on a glass platform should also have on their radar.

On my scouting beat I look for opportunities with a moat…something unique that insulates them from competition. Nothing undermines appreciation potential like a flood of supply. So I look for a moat that will prevent a flood of supply of similar units to ours. And a very special attribute that’s difficult to find elsewhere.

Tulum, and this project in particular, fits the bill.

Tulum is located at the southern edge of Mexico’s Riviera Maya. The best beaches in Mexico are here. This is an area rich in nature and culture. The Tao project is close to Tulum and within a five star resort. The appreciation potential of the Tao project is strong….

Firstly, the white sand beaches are Mexico’s finest. You just can’t replicate that.

Secondly, the infrastructure is already in. $100 million has been invested to date to get the resort looking the way it does today. Front loading an investment of $100m is a huge barrier to entry. Even if/when someone is willing to invest this much money it will take time to get the project off the ground once you factor in the complexities of planning, permitting and infrastructure. Thirdly, Tulum can’t sprawl south along the coast. The protected Sian Ka’an biosphere now covers more than two million acres. With the Caribbean Sea on one side and the biosphere on the other, that limits the amount of land available for residential and resort development.

Finally, the concept and amenities at Tao will add a unique dimension.

Tao is a project with competitive advantages and a clear head start in an area where a government plan calls for the increase of tourism numbers from three million to eleven million by 2025.

So this is an opportunity that should be on your radar…whether you’re a yoga buff or not.
