The real treasure of Mexico's Pacific coast: unspoiled, pristine beaches waiting to be discovered
Dear Reader,
When you're looking for a second or retirement home overseas, you make a choice. Will you go for a pioneer destination...trading off the lower property price against the wait for anticipated infrastructure, expats, and amenities...or pay a bit more now, and settle for an established location, where you can enjoy home comforts from the get-go?
The perfect combination is somewhere that is close to an established, amenity-rich area...due for infrastructure and amenity upgrades...with affordable property prices.
One such place is the Riviera Nayarit, on Mexico's Pacific coast. And you can see the best real estate options in this area for free....including 2-bed condos from $155,000...
You might not have heard of Riviera Nayarit. But you've probably heard of its more famous next-door neighbor, Puerto Vallarta.
Puerto Vallarta started attracting expats and property buyers in the 1960s, thanks to the world exposure it gained during filming of Night of the Iguana. The world's media followed the film's stars, Elizabeth Taylor and Richard Burton. And the media gave the world a glamorous glimpse of Vallarta...the Sierra Madre mountains tumbling down to the deep-blue Pacific...the white-washed houses sitting in the hills overlooking Banderas Bay...the little plazas and cobblestone streets. Expats moved here in droves, snapping up properties at bargain prices. They brought gourmet cuisine with them, and set up a thriving arts scene.

Arts and culture buffs will feel at home in Puerto Vallarta
Today, Vallarta is almost built out. The next big place is Nayarit, north of the town. Here, you'll find a coastline of epic beaches, shimmering blue seas, and sleepy coastal villages. Nayarit's beaches make the perfect playground...for sunbathing, swimming, surfing, sailing, dolphin and whale-watching...
Here's how USA Today described Riviera Nayarit: "The beaches here range from secluded rocky coves to wide, palm-fringed expanses. The sea shimmers a dazzling Caribbean blue on some stretches, thanks to an abundance of coral reefs. And thick jungle foliage cloaks the slopes of the Sierra Madres that tumble toward the shore."
A Place with Big Plans
Riviera Nayarit is a 100-mile stretch of coastline that starts just five miles from Puerto Vallarta's international airport. In 2007, Mexican tourism officials tacked the name "Riviera" to the state name of Nayarit. Within three months of the name change, investors poured more money into the state than in all of 2006. In fact, when one government planned resort went for sale, it sold out in only 20 days...
The Mexican government agency, FONATUR (the same guys who turned Cancun from a deserted coconut plantation into a tourist Mecca) have pumped a billion and a half dollars into Nayarit. You can see the first of this investment in Nueva Vallarta, with its luxury marina, beachfront hotels and resorts, and golf courses. North of Nueva Vallarta, development continues to Litibú and Punta Mita. In keeping with FONATUR's plans for this area, development here is mostly high-end...a Greg Norman golf course, luxury hotels the St. Regis and Four Seasons (which received AAA Five-Diamond awards in 2010), and residential homes with multi-million dollar price tags.
The path of development should continue north of Punta Mita. But it hasn't quite gotten there yet. This coastline is home to traditional fishing villages...small beach towns that are slowly attracting more foreign buyers and residents...and a sedate, unhurried pace of life.
The Best of Both Worlds
Riviera Nayarit offers the best of both worlds. Here, you're close enough to take advantage of Puerto Vallarta's chic cafes, world-class restaurants...the weekly art happenings and annual film and gourmet festivals...and the large group of expats who call Vallarta home. You can enjoy excellent shopping...play golf on one of the eight courses here...savor the fine dining and vibrant nightlife.
And north of Punta Mita, you'll likely have tiny coves, hidden bays, and unspoiled crescent beaches, all to yourself.
