On the Beach for $134,600

Friday, August 12, 2011

Dear Reader,

The stretch of Ecuador’s north Pacific coast between Canoa and just south of Pedernales is her most scenic. The project of Jama Campay is 20 minutes south of Pedernales in the nicest part of this coast. Some of Ecuador’s finest beaches are here. But what really sets this stretch of coast apart is the rich green forest that rises steeply from the coast.

Jama Campay is a project of 90 homes and 90 condos. (The condos aren’t fully permitted yet. I’ll alert you about those once they have their approvals).

Perched above a little cove and sandy beach, these homes gaze past the breaking surf to the deep blue Pacific beyond. Elevated…the views stretch south along the coast. From your plunge pool to wiggling your toes in the sand is but a few short steps. I could spend hours gazing into the blue ocean from here.

To the left, steep forest-clad hills rise steeply from the rocky shoreline. I’ve hiked in the hills that rise from this stretch of coast. The ocean views (270 degrees in places) are awesome. Fresh breezes keep the temperatures comfortable. Monkeys howl and brightly colored butterflies dance among the leaves and grasses.

The homes in Jama Campay are 1,800 square feet or so. Completed homes have been sold to the high-end Quito market.

These three-bedroom, three-bath homes are spacious and comfortable. The views are optimized by large open plan kitchen and living areas. Amenities will include social areas, a restaurant and tennis courts. But, with a beach for swimming or volleyball…and nature all around for hiking, biking, boating or observing…this coast is one big amenity.

Second line homes start at $134,600. You still get great views from here.

This is a great place to visit and spend time. I’m sure you’ll have a tough time finding a bigger bang for your buck anywhere.

But there’s another angle. A reason values might increase… or you could earn an income from your home when you aren’t staying there.

This stunning stretch of coast (Ecuador’s finest) was difficult to get to. Last year the new coastal road from Quito to Pedernales was finished. (Remember, Pedernales is just 30 minutes from this community.) This cuts the drive time from Quito to Pedernales in half, to three and a half hours. It means that more of Quito’s residents can come here for weekends and vacations …and foreign tourists, too.

Also, a plan to upgrade the highway from here to San Vicente is well advanced. Only a few stretches have yet to be completed. This new highway links up with the new bridge across to Bahia and the upgraded road to Manta. These major improvements have been delivered in the past six months.

Ecuador’s nicest stretch of coast is now accessible. Buying here can position you ahead of the Path of Progress.

Plus, there is no accommodation of this quality along this coast. These homes rent for $150-$200 per night to the high-end Quito market. And they are in demand. Even before word gets out about Ecuador’s finest stretch of coast…and that it’s now the closest drive time to Quito.

This is where wealthy people from Quito will come to vacation or for the weekend.

So, to recap:

- This stretch of coast is right in the Path of Progress. New roads and bridges have made this previously inaccessible coast easy to get to.
- There is a shortage of rentals and hotel beds. Demand is growing with a limited supply pipeline.

Buying in Jama Campay you can hit the ground running. You are buying in a quality community with an existing rental track record. Francisco is standing by to send you a full information pack.

P.S. One of my colleagues visited Jama a few months ago to get a sneak view. Here’s an e-mail she sent me: “…sixteen years in this game and this is the best beachfront deal I have seen. This is just what I was looking for in a property ….great elevation but a short walk to the sea!  Spectacular views, gentle breezes to keep everything cool (I don’t like air-conditioning)  and to have this combined with a very nice warm blue sea was just perfect!

You should visit and see for yourself. Francisco has just the thing: A special chill weekend along this special stretch of coast. He is standing by to send you the itinerary.

Pathfinder is in the business of recommending a wide range of real estate and relocation services from developers and lawyers to real estate agents and tax specialists, to name but a few. Pathfinder requires developers to meet basic criteria before bringing them to you. However, any vetting we do on projects or professionals should not be construed as a guarantee by Pathfinder. Remember, the value of your real estate purchase can go down as well as up; there are no guarantees that property values will rise.

Pathfinder is not responsible for the management or delivery of chill weekends. We bring these to you for informational purposes on behalf of our developer and broker partners. As with any other overseas trip, we advise that you purchase travel insurance. We always recommend strongly that buyers perform their own complete due diligence, use a qualified legal professional to help with real estate transactions and purchase title insurance. Should a reader decide to purchase a property from one of the developers/real estate agents Pathfinder covers, Pathfinder will receive a fee from the developer or real estate agent.
