Affordable Luxury on Costa Rica's South Pacific 

Some of the most amazing scenery in Costa Rica is in the Southern Zone, in an area that runs south of Dominical to the border with Panama. The Costanera (coastal) Highway was one of the worst roads we've come across on scouting trips. Unpaved...filled with potholes...with rickety bridges and sections that became impassable in rainy season...it wasn't for the faint-hearted.

The local airports are small, and lack basic amenities. You won't find duty-free, or airport food here. You'll wait for the tiny planes in an open-sided hangar overlooking the short strip, alongside your fellow passengers--all eleven of them...

These are exactly the kinds of conditions to look for when scouting out a promising real estate opportunity - especially when infrastructure upgrades and improvements are on the way.

The upgraded, resurfaced coastal highway was officially opened in January 2010, cutting the drive time to the Southern Zone, and making the drive an easy, comfortable experience for the first time in thirty years.

The government plans an international airport, too, in Palmar Norte. They've chosen the site, and are currently soliciting private partners to construct the terminal, just as they did when they built the international airport in Liberia.

A new 85,000-square-foot hospital in Cortes opened in April 2008.The Hospital de Osa has multiple treatment facilities including a state of the art emergency room, a pediatrics wing, and a neurology center. It's out of proportion to the area as it is now...but an international airport needs a hospital of a certain size and caliber...so they built this one.

The new highway kick-starts the opening of this region to mainstream tourists. These tourists will bring residential and resort developers, who'll want to buy the best beach and ocean view properties. They know that once tourists see this place, they'll want to spend time here...and want to own a piece of it. That all means one thing: property prices should rise...

A cosmopolitan edge to this pristine wonderland


Two thirds of the land in the Southern Zone is preserved. Ballena National Marine Park is a hotspot for humpback whales; Corcovado is awesome in itself, a true rugged wilderness, and home to numerous endangered plant and animal species.  Beaches are mostly deserted.  Playa Uvita was my favourite...miles of sand beach, nobody around, and yet this is one of the top beaches in Costa Rica.

Pacific Lots is located near the town of Ojochal in the heart of the country's Southern Zone.
