This Deal Is Off the Table in Fourteen Days

As a reader of these dispatches, you may have read some of my previous alerts on Los Árboles de Tulum, a project located on Mexico’s Riviera Maya. Here, with the generous interest-free finance terms offered by developer Greg Schnurr, you can buy a five-acre lot with a modest down payment and manageable monthly payments. You pay $500 a month, interest-free, for three years. Three years from now, you pay the outstanding balance on your lot.

As of January 1st, Greg won’t offer his 0% developer financing deal on these lots. If this deal has been on your radar, you need to pay attention. You have thirteen days to act. As soon the the New Year rings in, this deal is off the table.

On January 1st, the project moves to its next phase—home construction and building the community center. Greg is doing the right thing to make sure his isn’t a project of empty lots. He’s building a community that he can feel proud to be part of.

To remind you,(and for readers who are new to the Pathfinder Alert),Los Árboles de Tulum is a development of 221 five-acre residential lots, and 10 commercial lots, set in 1,200 acres of pristine jungle. Your back yard is home to hundreds of species of flora and fauna.

The concept is eco-friendly. Each lot is completely off-grid. While pre-approved low decibel generators are permitted, your power will come from the sun and the refreshing breezes that blow above the tree line.

Roads meander and branch around endangered and rare trees, and all stone curbing is built by hand from stone recycled from the site. Greg’s environmental consultants have designed this residential project to have a community feel…yet preserve 95% of the virgin jungle. Fifteen acres of nature trails weave their way through the project. As you walk to the community center on the country lane, you see toucans, deer, foxes and many species of exotic birds and butterflies.

Of your five acres, you can improve 1,000 square meters (0.25 acres). Up to 30% of this can be used as a footprint for your home. The rest can be used to build a pool or maybe a meditation platform. I visited one of the homes under construction that used a natural cave to form a mini-amphitheater.

The 1,000 square meters you improve doesn’t have to be square or symmetrical—as long as it’s contiguous. This gives you flexibility to use the natural caves and rock formations as a feature. The rest of your site is to be left completely raw. This—and a 12-meter height restriction—will guarantee privacy from your neighbors. Despite the height restriction, you can still get above the tree line. Here, the breeze is fresh and the views across the jungle stunning.

Building costs are in the $70-$85 per-square-foot range. You can use rock and stone from your site to finish your home.

While this is an “eco” project, it doesn’t mean you have to make sacrifices. You can see this in the homes under construction. You don’t have to use smaller appliances, for example. Your energy just comes from the solar panels on your roof or your generator in times of peak demand. Seven homes are under construction right now.

The plans call for a community center with clubhouse, including a mini outdoor theater for shows.

This deal gives you the best of both worlds: A large private lot in an eco- friendly community…but Tulum’s beaches (and other activities like caving, historic sites and diving) on your doorstep.

Only 14 of the 62 lots in the pre-releases Greg made are still available. Once these sell, or as of January 1st, 2011, this deal is off the table. Greg is doing the right thing for the project. The next phase of the project is to encourage construction of homes, and focus on building the community.

In the New Year, Greg will release lot and home packages. He’s working on some really cool design concepts. I’m excited to see these homes coming to fruition during 2011.

So, from January 1st, Greg’s focus will be these home and lot packages and helping existing buyers with the construction of their homes. That means the finance deal is off the table, and (unlike the current deal) many of the lots that will be sold after that date will come with a build requirement.

If this deal has your attention, I strongly urge you to act before it’s too late.

Here’s how the numbers play out. These lots list at $75,000. You pay $10,000 down, $500 a month for three years, and the remainder on completion. You pay no interest during this time. At the end of the three-year period, you pay the outstanding balance.

These lots are in a new phase. That’s why Greg can do a deal like this. There currently is no infrastructure to these lots. Infrastructure will arrive within one year. You do not have to pay any HOA fees until you have infrastructure to your lot.

If you walked in off the street and tried to buy a lot in Los Árboles today, you would need to make a down payment of $25,000.
