Costa Rica’s Southern Zone is opening up. In January 2010, the Costanera (coastal) Highway officially opened…more than 30 years after the project was first proposed. Costa Rica’s Southern Zone is now accessible.

Real estate prices stayed low because this area was difficult to get to. This value window is set to close. Don’t worry. You haven’t missed out…yet. Wait much longer and it will be too late. Remember what happened when the airport in Liberia (northern Costa Rica) started regular scheduled flights to the US in 2002? Prices went through the roof.

Today, the infrastructure boom is kicking off, and we’re seeing visitors and traffic begin to surge in the Southern Zone.  Steve Linder (of Pacific Lots, the gold standard project in this region) just sent me this note…

“The highways are now bringing much larger crowds of tourists. We are also seeing huge increases in commercial development, especially in the town of Uvita. Uvita is one town north of Ojochal, and a short drive from Pacific Lots. Two years ago, the only bank in the area was an ATM… in the back of a school bus. Today we have three brick and mortar banks. We also have three rental car agencies, complete with a large inventory of cars, where there were none only a year ago. There have been at least 8 large commercial plazas built in the last 2 years alone, with most now fully occupied. The area is changing quickly and the change is directly related to the new highways and better accessibility.”

“In the whole of last year, we did four or five Chill Weekends. Now we are doing three to four a month…and almost all are oversubscribed. We have added two more Chill Weekends in June as the two originally scheduled were hugely oversubscribed.”

Pacific Lots is only a few minutes from Ojochal. It’s the finest project in the area—yet $40,000 buys you a quarter-acre home site. Compare this with Northern Costa Rica, where a half-acre ocean-view lot could set you back up to $600,000.
