Three Beachfront Communities for Under $80,000

Sunday, November 13, 2011

Dear Reader,

They ain't making any more of it, that's for sure. Beach property carries a premium because it's scarce and desirable. Owning a beach property tops more than one wish list...

The Pathfinder beat is undervalued real estate with upside potential. We uncover some gems...including low-priced beach property.

So if you think beach property is priced for millionaires, not the average Joe, then take a look at these three picks.

Belize. Corozal sits on the shores of Chetumal Bay, 90 miles north of Belize City. One of Belize's best-kept secrets, Corozal hit the headlines in 2010, when the AARP ranked it as a top retirement hot spot.

The turquoise waters of Chetumal Bay invite you to swim, or spend a few hours boating or fishing. With a population of less than 11,000, Corozal feels like a quaint seaside town, with small local restaurants and stores. But it's only a half-hour from Chetumal, with its big-city conveniences.

Orchid Bay Belize
The beach at Orchid Bay

The premier community in Corozal is Orchid Bay. This established community's up and running. You'll enjoy the easy ambiance of its beachfront tropical setting. The first residents moved in earlier this year. The first beach is finished, with the second underway. The community WiFi's up and running. The swimming pool is under construction. The dock is completed. And the beach bar and restaurant are open, so you can shoot the breeze with neighbors over dinner or a chilled beer.

Lots in the Pescadores Park neighborhood in Orchid Bay are only steps from the beach club. They're large, from a quarter to half an acre in size. Pricing starts from $79,000. Contact Orchid Bay here to find out more.

Brazil. Travel thirty minutes west of Fortaleza, a big city on Brazil's northeast coast, and you reach Cumbuco. This small but chic beach village is clean, charming and fun...a great place to spend time and unwind. Locals come here for weekends and vacations, and Scandinavians to kite-surf.

The village's modest homes now have trendy bars and restaurants, a new luxury resort and boutique hotels and kite surfing schools as neighbors. But it's not a mainstream tourist destination...yet. Which is why you can still buy a lot in a beachfront community called Summerville for 72,000 reals ($41,672).

Summerville is between the center of Cumbuco and the luxury 5-star resort. It's right next to a beautiful white sand beach, lined with coconut palms, that runs for miles.

Cumbuco's stunning white-sand beaches run for miles...

Despite the low pricing, you won't wait for amenities or infrastructure in Summerville. The entrance gate, roads and utilities: they're already complete. You can swim in the pool, relax in the social area or play tennis or basketball. A few minutes' walk gets you to the gorgeous beach.

Beachfront land in Cumbuco can cost 600 reals ($348) a square meter. But the lots in Summerville start from only 195 reals ($113) per square meter.

Ecuador. Ecuador's north Pacific coast was tough to get to. But thanks to an infrastructure package...a new coastal highway, a new bridge, and a new road from Ecuador's capital, Quito...it's much more accessible. In fact, it's now the closest beach area to Quito. That's good news, because it opens this stretch of coast up to both local and foreign tourists. And once they see this place, they'll realize just how pristine, and how under-valued, it is right now.

There's not much in the way of development along this piece of coast. It's a landscape of steep hills, forest, and sweeping sandy beaches, dotted with small towns and fishing villages. It's got a relaxed pace of life that's very seductive. It's low-cost, too. You'll buy fish fresh from the boat for a dollar a pound; locally-produced fruit, vegetables, eggs and meat; and enjoy lunch for $2-$3 a head.

Coco Beach Ecuador
The playground for Coco Beach residents...

Coco Beach Village is a beachfront community that's next to El Matal, a fishing village. It's got the beach and ocean to the front, with a protected hill at the back. Hundreds of palms give the property a fresh, green feel. With homes completed, the utilities in, and more houses under construction, it's shaping up as a nice community.

The spacious lots average a quarter-acre. The start price is $52,880. If you'd like more details, contact the developer of Coco Beach here.

That's three lots in beachfront communities for $79,000 or less...in three overseas locations with upside potential, stunning beaches and beach weather year-round. Your dream of owning a beach home starts here.

P.S. If you want to visit, the developers and brokers will help with that too. Orchid Bay runs chill weekends...and you can arrange a custom tour of Coco Beach or Summerville.

Pathfinder is in the business of recommending a wide range of real estate and relocation services from developers and lawyers to real estate agents and tax specialists, to name but a few. Pathfinder requires developers to meet basic criteria before bringing them to you. However, any vetting we do on projects or professionals should not be construed as a guarantee by Pathfinder. Remember, the value of your real estate purchase can go down as well as up; there are no guarantees that property values will rise.

Pathfinder is not responsible for the management or delivery of chill weekends. We bring these to you for informational purposes on behalf of our developer and broker partners. As with any other overseas trip, we advise that you purchase travel insurance. We always recommend strongly that buyers perform their own complete due diligence, use a qualified legal professional to help with real estate transactions and purchase title insurance. Should a reader decide to purchase a property from one of the developers/real estate agents Pathfinder covers, Pathfinder will receive a fee from the developer or real estate agent.
