Buying pre-construction condos isn’t easy. You size up the deal…figure out your costs and potential profit…and sign on the dotted line. You can’t see your condo, or touch it. I was in Mexico’s Riviera Maya a few weeks back for a conference. While I was there, I went to look at developer Benjamin Beja’s site for his new project, Tao. Tao is pre-construction. But close to Tao, in the same resort setting, Ben has a finished project called Sian Ka’an. Completed in August, the condos started operating as a condo-hotel in September.

I went to look at the Sian Ka’an condos. Today, relaxing poolside, the condos feel like a high-end residential community rather than a hotel. The on-site restaurant serves fresh, gourmet food. The careful landscaping and tall trees that weave through the property soften the clean modern lines of the buildings. The setting feels wonderfully exclusive.

The condos are almost exact carbon copies of the renders shown to buyers back in March 2009, before groundbreaking or construction began. I say almost exact…because Benjamin decided to upgrade the furniture and finishings.
