On Monday, I told you about an amazing opportunity in Fortaleza’s Iracema beach. Fortaleza is a place you need to visit…kick the dirt, feel the sand between your toes, and meet well-connected locals. You’ll feel the energy, vibrancy and progress in this city. Brazil is on the up-- and Fortaleza is doing particularly well.

Fortaleza’s new metro system is part of a major ($5.8 billion) infrastructure investment in the lead up to the 2014 soccer World Cup. The first two routes (south and west) are already operational. The contract was recently awarded for the east line. This will be the only fully underground line. It will run under leafy residential and commercial areas (like Aldeota) as far as the new convention center.
The exterior of the convention center is practically complete. It will be the second biggest in Brazil. With two million square feet of space, it can hold up to six events at the same time. You will see this area…and an opportunity to profit from this Path of Progress.
Just 30 minutes east of the city, you will find Beach Park, Latin America’s largest waterpark. (Remember, Fortaleza is Brazil’s most popular domestic tourism destination.) White-sand beaches stretch out to the east. The land slopes gently down to the beach.
Big Brazilian developers have been land banking here for the last three years. Plans call for major resort development, including golf courses. In the last two and a half years, there were no project releases here. I see huge pent-up demand. Three projects have just received their approvals. At the $350 million Aquiraz Riviera project, the golf course is open and high-end condos are set to be released in the coming weeks.
This stretch of beach is set for mega tourism development. Their market: The newly-rich middle classes of Brazil, and those from the big cities of southern Brazil in particular.
It’s all happening in Fortaleza… and it’s all happening now. That’s why I strongly urge you to visit first-hand and see for yourself.

Last year, Brazil created 2.5 million jobs. Credit and mortgage finance is opening up. The new middle class are consumers… in the market for a shiny new condo or a vacation on the beach. Brazil has what the world needs and wants—meaning that this trend is set to continue.
- Food: Brazil is one of the world’s largest agricultural producers and has vast potential to add capacity in the uncultivated grasslands of the states of Bahia and Mato Grosso.
- Energy: Brazil is energy-independent. And that’s before it starts to bring oil ashore from the recently-discovered giant Tupi oilfield.
- Water: Much of Brazil sits on a giant aquifer. Brazil has the world’s largest freshwater reserves.
- Minerals such as iron ore are in abundance.
- And, with a young population and strong manufacturing sector (they make their own planes, trains and automobiles), Brazil has the capacity to produce larger quantities and add more value in the production process.
Fortaleza is doing particularly well, with its growth outpacing the rest of Brazil. Today’s hottest real estate opportunities are here, too.
My contacts on the ground tell me that today when they make some money they invest it in Brazil. It wasn’t always like this. In the past when someone got ahead they moved their money offshore. Today, Brazilians see that some of the best opportunities are in Brazil.
Fortaleza is set to profit from Brazil’s new middle class and consumer boom. Fortaleza is where Brazil’s best beaches are. Fortaleza is Brazil’s #1 domestic tourism destination and hosts over three million visitors each year. A government plan call for this number to grow by 11% each year.
This surge in visitors is exacerbating what’s already a chronic shortage of rentals. Now is a good time to buy here.
