First I Found Uruguay:
The Best of Latin America
Then I set out to create the best of Uruguay
Piriápolis, Uruguay and Sugar Loaf Mountain
September 13th, 2008
Dear International Traveler,
I had lived in Latin America for more than 15 years before I made my first trip to Uruguay. Brazil, Ecuador, Nicaragua, Guatemala…in each country I treasured the laid-back way of life, the warmth of the people, the beautiful weather, and the Latin lifestyle that I’ll always want to be a part of.
But there were always trade-offs. While the lifestyle was superb, it was somewhat diminished by petty crime, a poor infrastructure, poverty, and often corruption.
Until I came to Uruguay.
Uruguay is now home to me. It’s the place I intend to settle down. It’s everything I love about Latin America, but without the trade-offs. The infrastructure is first-world, the highways fast and modern, and the people honest. The government is stable, the cost of living is low, and yet the culture is as rich as any I’ve seen. The climate is gentle and moderate, with no extreme heat, no frost, and no snow.
I believe Uruguay is the best of Latin America.
And now for the best of Uruguay
My name is David James, and I’m the developer of Sugar Loaf Ocean Club and Spa…a first-of-a-kind project on the Uruguayan coast in the old-fashioned resort of Piriápolis. High on a hill looking onto the sea, Sugar Loaf is the first and only resort community to offer million-dollar views while being designed to satisfy the exacting standards of the North American expat.
And the expats are on their way. I’m proud to say that we’ve already begun construction on the initial group of exclusive homes at Sugar Loaf, and our first residents are preparing to begin their new adventure abroad.
Piriápolis: The best lifestyle choice of the Uruguayan coast
Piriápolis beach-goers enjoy the sun
I looked long and hard up and down the entire coast while choosing the site for Sugar Loaf. From Montevideo to the border with Brazil, we scoured the coastline looking for just the right setting. We wanted to be close enough to the action to provide a rich and entertaining lifestyle, while offering home sites that afforded our residents peace, quiet, and tranquility.
Piriápolis was perfect.
Piriápolis is Uruguay’s first seashore resort, founded in 1893. It lies about a half hour from Punta del Este and almost an hour from Montevideo, and has long been popular for its sandy beaches, calm waters, and attractive seafront.
It is often compared to an old-fashioned American seashore town from the 1950s,
with its stately brick buildings, waterfront boardwalk, and grand hotels from a
bygone era. Piriápolis is filled with bathers and sun-worshipers for the entire summer. But all year long people come from all over Uruguay to enjoy its fine seafood restaurants, casinos, cafés, and local museums and attractions.
And Piriápolis is a boater’s paradise, noted for its large marina with affordable rates…one of the few marinas on the entire coast. Sailing enthusiasts frequently enjoy the three-hour sail to Punta del Este, or the
day-long voyage to Buenos Aires.
Yet Piriápolis is small. Unlike Montevideo or nearby Punta del Este, it has a small-town, neighborly feel, where everyone knows everyone.
Sugar Loaf is for the discriminating buyer who wants the best that Uruguay has to offer.
The golfer’s home away from home
At Sugar Loaf, we haven’t forgotten the golfer. Each resident becomes an automatic member of Club del Lago, the golf club that boasts the only 20-hole, three-circuit course in the area, and South America’s first ISO-14001-certified course.
Located on the beautiful shores of the lake known as Laguna del Sauce, this course is characterized by long fairways and fast greens surrounded by deep bunkers. The eighteen-hole run is 6,823 yards and boasts five artificial lakes to maneuver.
The course has an American-style design, and many golfers have compared it to
Augusta. It’s a full service club complete with a driving range, golf cart
rental, and golf pros available for lessons.
Our watchwords when starting the project were “peace and tranquility” and that’s what we’ve achieved today.
Sugar Loaf Ocean Club and Spa is situated on a sprawling, 75-acre property and the homes are built on large lots. We are surrounded by rolling hills, farms and pastureland, far from the noise of traffic, neighbors or the bustle of downtown Piriápolis, five minutes away.
Our community sits high on a hill in front of Uruguay’s famous Sugar Loaf Mountain, with a commanding view of the town of Piriápolis, the surrounding hills, and the deep blue sea.
If you need to conduct business, you’ll find the planned modern business center and conference room to be well equipped and convenient. Wireless internet service will be available throughout the community, and all utilities are underground to preserve the harmony with nature.
The onsite restaurant, El Alquimista, will offer a magical fusion of traditional Uruguayan recipes and international fare. The changing menu of fresh fish, local Angus beef and a superb selection of Uruguayan and Argentinean wines will keep you coming back time after time.
The Enchanted Rock Spa at Sugar Loaf will cater to every desire of the body, mind, and spirit. You can relax not only with a variety of soothing massages, but with aromatherapy, yoga or meditation as well.
The gymnasium, Jacuzzi, stables, tennis courts and sparkling infinity-view pool will provide you with even more ways to enjoy your exclusive environment.
Our heliport will make your trip to Sugar Loaf fast and convenient from the airports at Montevideo, Punta del Este, or Buenos Aires.
The most spectacular aspect however, is the view. Located at one of the country’s high points, the property enjoys a full 180 degrees of ocean view to the front, and a view of the rolling hills to the back, including the famous Sugar Loaf Mountain, which adjoins the property.
To many residents, the view alone is worth every penny of their investment at Sugar Loaf.
But there’s more.
Uruguayan Residency: One of the most valuable benefits of joining us at Sugar Loaf Ocean Club and Spa
Ask about fractional ownership
There’s an attractive and affordable alternative to own your villa by the sea in
Uruguay. It’s Sugar Loaf’s Fractional Ownership Program, where you share actual,
titled ownership with “partner” owners. The participating villas are divided
into one-sixth shares, and you can buy as many as you like. Since this is
actually titled ownership rather than a time share, as the villa appreciates in
value, so does your investment.
The cost of one fraction starts at $59,900. You
get the same beautiful villa, the same amenities, the same privileges, and the
same great lifestyle as a whole villa for a fraction of the price.

For those who want to settle or spend most of their time in Uruguay, Sugar Loaf offers an unprecedented benefit.
Uruguayan residency.
That’s right. All the hassles of immigration—and the fees—are on us. You enjoy the beach and the restaurants, while we take care of your residency visa, if you purchase before the 31st
of December 2008.
This is one benefit that you won’t see offered by any other developer, anywhere.
But we’re glad to offer it at Sugar Loaf, to make your transition to Uruguay as smooth as possible.
Sugar Loaf offers the best values in luxury living
All homes at Sugar Loaf Ocean Club and Spa are a fusion of Latin American and contemporary architecture, with natural materials and colors that
harmonize with the surrounding countryside. Every home offers a fireplace, ample terrace space, and a Uruguayan-style parrilla (a wood-fired BBQ grill) that faces the sea.
There are several elevations at Sugar Loaf, each offering an increasingly-dramatic and expansive view. Homesites are available at each level, and the price of our homes varies with the level that you choose. But remember, beautiful views are enjoyed by every homesite on the property.
A luxury home with a million-dollar view
Our two-bedroom home comes with two baths, two walk-in closets, a living room, dining room, kitchen, pantry, and a safe, on a quarter-acre lot. It has a spacious 1453 square feet of actual inside living space, plus ocean-view terrace. This house starts at $259,900.
Sugar Loaf’s three-bedroom model boasts three-and-a-half bathrooms, three walk-in closets, a generous living room, dining room, kitchen, pantry, and a safe, also on a quarter-acre lot. The interior living space is 2,303 square feet, not including the ocean-view terraces. These villas start at $374,900.
But at the summit of Sugar Loaf you’ll find our largest and most luxurious villas with the best views on the property. This is the only home offering a larger half-acre lot, and features
four bedrooms, four-and-a-half bathrooms, a Jacuzzi, three walk-in closets, a living room, family room, dining room, kitchen, pantry, and a safe, as well as an infinity swimming pool that melts into the
sea. With almost 3600 square feet of living space, it’s the ultimate in luxury and lifestyle. The villa enjoys a commanding 360° view, with the ocean to the front and Sugar Loaf Mountain to the rear. These villas are only available on the summit, and are priced at $799,000.
Maintenance and gardening services are also available for when you’re away.

P.S. The hardest part of being an expat in Uruguay can be the lack of fellow English-speaking expats. Sugar Loaf is the one place in Uruguay where you will be able to enjoy a Sunday afternoon football game, Thanksgiving, a good movie or dinner, with like-minded fellow expats who are also enjoying their adventure here in Uruguay.
